We take care of the permits for your lakeside sauna
The 2025 Building Act eased the permit requirements for small outbuildings: as a general rule, a sauna smaller than 30 square meters does not require a building permit, and this limit applies uniformly throughout the country. Most of the lakeside saunas at Salvos fall below this limit.
However, the shoreline has its own rules. For example, the zoning plan or municipal building code specifies how far from the water’s edge a sauna may be built, and in some cases, a separate permit or notification is required. Practices vary by municipality and property.
You don’t have to figure this out on your own. The Oikeastivalmis™ delivery includes handling permit matters: we’ll determine the requirements of your municipality and your waterfront property and take care of the necessary permits or notifications as part of the delivery. You’ll receive a sauna delivered to your waterfront, complete with all the necessary permits.

It’s worth thinking carefully about where to build a sauna on the shore right from the start
The best feature of a lakeside sauna is the view. During the design process, we’ll take a close look at your lakeshore: where the best view of the lake opens up, where the evening sun hits, and how to get from the dock to the sauna benches even with wet feet. It’s a good idea to orient the deck toward the water so that cooling off becomes part of the scenery.
At the same time, we’ll make sure the placement guidelines are followed: distances from the water’s edge, the neighbor’s property line, and other buildings. When the location is carefully chosen, the sauna will serve you in the same spot for decades.
The installation won’t turn your shoreline upside down. Once the foundation is ready, the sauna will be built in a single day. You can have the housewarming party that very same evening.

Is building the foundation for a lakeside sauna included in the service?
Yes, if necessary. However, we often recommend using a local contractor due to the unique conditions of the beach environment. We can provide recommendations for suitable contractors in your area.
Can lakeside sauna models be customized?
Yes, you can. All of our lakeside saunas are customizable: the orientation of the windows, the size of the changing room, deck designs, and material choices are all discussed during the design process. Our experts will provide sample designs tailored specifically to your lakeside property.
How close to the shore can a sauna be built?
The distance from the water’s edge is determined by the zoning plan or the municipality’s building regulations, and it varies by municipality and lot. We’ll determine the requirements for your waterfront property and handle the necessary permits as part of the Oikeastivalmis™ delivery.
Does a lakeside sauna require a building permit?
Under the 2025 Building Act, a non-residential outbuilding smaller than 30 square meters generally does not require a building permit. In waterfront areas, however, the zoning plan and municipal regulations may still require a permit or a separate notification. We’ll look into your municipality’s specific practices and handle the permits for you.
How much does a lakeside sauna cost?
Salvos outdoor saunas suitable for use as a lakeside sauna cost approximately 14,000–25,000 euros, sauna cabins approximately 25,000–40,000 euros and sauna cottages approximately 35,000–75,000 euros. The price includes the Oikeastivalmis™ delivery, from design and permits to manufacturing and installation. The exact price is agreed as a fixed amount before you order.
How soon is a lakeside sauna ready to use?
The sauna can be fully assembled in a day once the foundation is ready. The stove, benches, and finishing touches are included in the delivery, so you can enjoy your first sauna session on the very night it’s built. We’ll go over the entire project schedule during a free design meeting.
Can you use a lakeside sauna in the winter?
Yes. The log structure can withstand year-round use, and the sauna heats up even in freezing temperatures. A lakeside sauna is perfect for ice swimming. Sauna cabins and sauna cottages are also suitable for overnight stays in the winter.
